Three different numbers get called "the price" here, and mixing them up is the most common mistake.
- The authority rate is what YEIDA charges on allotment. The latest scheme was ₹36,260 per square metre, which is about ₹3,370 per square foot, before any location charge.
- The resale rate is what a plot fetches from another owner, and it is usually well above the authority rate. Listing data on property portals puts plots at roughly ₹6,600 per square foot in Sector 18 and about ₹10,000 per square foot in Sector 22D, but these come from small samples and asking prices, not registered deals.
- Builder project rates are quoted by developers and include the cost of construction. Launch prices of about ₹9,000 to ₹9,500 per square foot are being advertised for premium projects in Sector 22D; those figures come from the developers' own marketing.

Always ask for the full cost sheet, including preferential location charges, transfer charges and any dues, and compare it with recent registry data rather than a single listing.
