What is changing in the plan

Several planning changes are in progress, and they are the sort of detail that can move a sector's value.

  • Revised plans for six sectors in the 88 to 95 range were approved by the Town Planning Department, according to a Tribune report.
  • The Global City project is being reworked. GMDA has sought to treat it as a special zone with a floor area ratio of as much as 300%, a change that was still being discussed when this guide was checked.
  • The 2031 master plan is under pressure: commentators have argued for a second master plan as the city grows beyond what the 2031 plan envisaged.

For a buyer the practical point is that a sector's land use, density and roads can be revised, so ask for the approved zoning plan and licence of the project you are considering.
