Gurgaon guide

How prices are moving

Gurgaon prices have risen faster than most big Indian cities over the last five years, and the sources measure this in different ways.

  • ANAROCK's NCR Q1 2026 report puts the average quoted rate in New Gurugram at ₹13,300 per sq ft, up 4% on the previous quarter.
  • A property guide quoting ANAROCK puts the Gurugram average capital value at about ₹13,350 per sq ft in Q2 2026, against ₹6,150 in 2019, which it describes as a 117% rise. We could not confirm this against an ANAROCK release.
  • PropEquity data reported in 2024 gave an average for new launches of ₹19,500 per sq ft, up from ₹7,500 in 2019. It is a different measure from ANAROCK's, so the two should not be compared directly.

Sales volumes have not kept up: NCR home sales were reported down about 6% year on year, with fewer new launches. Rising prices with falling sales usually means the market is shifting toward premium homes, so check whether your budget segment is still well supplied.
